What Is the Land Transfer Tax?

Ontario: First-time homebuyers can receive up to $4,000 as a rebate.

Who Qualifies for the Land Transfer Tax Rebate?

- You and your spouse/common-law partner cannot have previously owned a home anywhere in the world.
- Property Requirements
- The home must be located in a province or municipality offering the rebate.
- The property must be intended as your primary residence within 9 months of purchase.

- You must be at least 18 years old.
- In some provinces, you must be a permanent resident or citizen of Canada.

- Determine Your Eligibility Confirm that you meet the first-time homebuyer criteria and property requirements.
- Apply at Closing The rebate is typically applied directly at the time of closing. Your lawyer or notary will handle the application process and reduce the LTT amount payable.
- Provide Documentation Be prepared to provide proof of eligibility, such as:
- A copy of your purchase agreement.
- Proof of residency or citizenship.
- A declaration that you are a first-time homebuyer.
